Investor Loan Programs

Our primary focus is to provide private hard money Investor Loan Programs. Which includes short term funding to Real Estate Investors for purchase and rehabilitation of Commercial and Investment real estate. Lastly we lend to help you complete projects if you run short of funds. The primary collateral for funding is the value of the property. We use the purchase price to determine the funding limits. We can lend up to 80% of the purchase price and rehab funds for a project to qualified properties and investors. Eligible properties include:

  • Single-family homes
  • townhouses
  • condos
  • 2,3, 4 UNITS
  • 5+ units
  • vacant land
  • Commercial Properties

Hard Money Loans

Do you own a property free and clear or low balance? We can fund investor loans for investors that need rehab money or cash out for business purposes. We are very flexible on income verification and credit scores. If you have a low mortgage balance on your home and are behind on property taxes, mortgage payments and are planning to sell we can help. Properties in foreclosure can be funded. We do not provide funding for the purchase of properties at an auction. We will fund a property that has been purchased at an auction and has a clear title.

 

Commercial Loans

We have investor loan programs available nationwide that begin at $100,000. Whether you seek funding for an apartment building, office building or retail commercial our service oriented loan advisers give you the underwriting expertise required by today’s tougher lending standard’s. If you are a seasoned investor or new to the market we are here to help you explore your best options for commercial financing.

Multi family, Mixed use, Office, Retail, Warehouse, Rehabs loans for multifamily.


Properties we will consider for California only:

O/O and N/O/O SFR, condos, townhouses

O/O and N/O/O Luxury homes up to 5+million loan amounts!

Mobile home parks

Motel and Hotels flagged

Gas Stations branded and non branded–in conjunction with a capital partner


LTVs:

Up to 65% -70%

Loan amounts: In house-up to 2 million and as low as 100K.

Lien position: 1st only

Typical terms: 8.9% to 14.99%

1-5 year terms

No Prepay options available on our Investor Loan.
